What you need to know before a kitchen remodel.

So the time has come where you wish to upgrade your kitchen. When someone embarks on this mission, there are some very important rules you must follow. If for some odd reason you venture outside of the rules you could find yourself in some financial trouble. If you are someone planning to sell the house after you finish, or up to two years later. Think hard if doing a complete remodel will be in your best interest. If you cannot gain, your money back then was it worth it.

1. Sit down and think of a budget, but when coming up with a budget someone must add in the unknown factor, this is to counter any surprises that may show up in the rebuilding process. If the person forgets to figure this in he or she could end up in a budget area not wanted. For any remodeling project always, add twelve present for the surprise factor. This is an example of how you should figure this out. If you wish to spend $25,000.00 for total renovation you should subtract twelve percent i.e. $25,000.00/12%= $22,000.00. Now you have $3,000.00 for the surprise factor. This extra cushion can prove valuable in the process.

2. Decide if you want to reface or do a complete teardown. This decision could be the difference from spending thousands to tens of thousands for a kitchen. People forget that in redoing a kitchen, the cabinets can be and most of the time will be the most expensive part. For a kitchen that is 10ft x 8ft, cabinets will start at around $3,000.00 and go past $20,000.00. If someone has more wall space, the price will go up far more.

If someone likes their kitchen layout, just change out the cabinet doors, hardware, and replace the countertops. By doing this you will improve your kitchen tenfold. If you do plan to do a complete teardown, the first step is to purchase some home design software and layout what you would like the new kitchen to look like. After selecting a layout, then speak with a contractor or architect to begin the process.

3. When picking out appliances people make very common mistakes. One of which is picking out appliances. When choosing the appliances for a new kitchen look for the quality and not the price tag. Just because a refrigerator cost nine-thousand dollars does not mean it is the best. Look at appliance rating systems to see how the product performs. Think about this also most Kitchens now a days will contain five specific appliances. A refrigerator, microwave, dishwasher, range, and garbage disposal, but in many newer homes it is very common to see cook tops with separate ovens. Remember the average someone will spend on appliances is $6,000.00 $8,000.00. Top end kitchens can hold appliances in the $60,000.00.

4. Finally people tend to under estimate is the internal workings and the cosmetic fixtures. Depending on the age of a kitchen, a person may have to do complete rewire and plumbing to compensate for the new appliances and layout chosen. If this is the case, someone could be looking at well over $3000.00 just to fix problems.

The small finishing touches in a kitchen are what can make a normal kitchen stand out, but it these little touches add up in money. So pick out hardware and finishing touches that make the kitchen look good and don not break the bank.
Remodeling your kitchen can add value to your house, as well as making a house feel fresher and new inside when completed. Kitchen remodels can be a big financial cost, but once the decision is made it can be very rewarding for you and your family.
