Showing a home is a lot like an interview; as a home owner you want to highlight your houses best features as well as minimize all of its flaws. That is where "staging" comes in. What it basically means is to make your house presentable for the potential buyer. After all, a house may have all the potential in the world of being some one's dream home, but if your house is not staged properly you can be waiting a long time for the perfect buyer. If you are a nick knack kind collector, be aware that your collections can be a hindrance instead of help entice a potential buyer. It's a distraction that any buyer can do without. The focal point should be about the house, not the stuff inside of it.

People often are offended when criticized for their personal color choices, however, when putting your house on the job market you may want to go from room to room and try to envision yourself as a potential buyer. If your personal taste includes strong color schemes or if your walls are discolored and aged; you may want to consider a paint job. Painting is actually one of the cheapest things you can do to add value to your house. Potential owners love to see clean freshly painted surfaces; it is another worry that they don't have to think about.
When painting it is important so go with light neutral colors such as beige's. It is much better to have colors that are pretty much the same throughout the house to create the illusion of openness. Too many color schemes tend to make the house feel too busy and gives the impression of smaller closed in spaces. Try not to go with colors that are too feminine (pinks) or masculine (rich darks like red or black); the objective is to appeal to any gender.
