Top home improvement features in the luxury home industry

As a primary rule when planning luxury home improvements as an investment to enhance a property, your estimated budget should be directly related to the current real estate market in which the home is located. When making improvements to a residence with the intent to raise the long-term value and appeal of a house, the main objective is to accomplish the desired home transformation from the ordinary to the extraordinary without risking functional obsolescence and above all, to avoid making a costly investment mistake by not taking into account all the factors that could affect your outcome.

First, any home owner considering luxury home improvements should determine the reason for the enhancements. Many luxury home improvements today are profit driven investments for a flip or the resale of a property. As we have seen on multiple recent TV shows, flipping real estate has become America's favorite entrepreneurial trend of the decade. Not only it could bring its owner substantial profits, but it could also be a fun experience if you meet the required criteria for doing it successfully. If you are doing these type improvements for personal taste or preference and you are planning on living your home after the improvements are completed, the rules may be a little more flexible, considering that the budget has a lesser effect on the results. Whatever your motivation is to consider making luxury home improvements, one should always make sure that the price paid for acquiring the property plus, the budgeted amount for the improvements do not exceed the price you can obtain for the property should you decide to sell in the near future. As we can't really predict cycles in the real estate market, it would be prudent to get an idea or estimate on the value of your house after the improvements as a starting point.

Based on over 15 years of combined experience in the luxury homes building industry as a purchasing manager and full-time Realtor, I have concluded that when making luxury improvements to a house, the following areas are the most value enhancing for a property and the most expected by potential buyers. These main areas of improvement are as follow:

1. Flooring: This is a main area of improvement that will dictate the overall quality of the finish product. Today's most popular choices in the luxury homes arena are natural stone tiles such as travertine or slate and hardwood flooring.
