If you are a landlord or property manager then it is in your best interests to keep your apartment renters happy. This is because happy renters are more likely to be great tenants than unhappy ones are. They are more likely to go out of their way to take extra good care of your property and to do extra little chores which help you out that may not be listed as their duties in their tenancy agreement.

The most important way to achieve your goal is by being a good landlord and by sticking to your side of the deal. If you have promised to have a meeting with your residents at a certain time, or to complete any work which needs doing on the building then keep your word and your tenants will respect you.

Like-wise, if you have told your tenants that you will turn the heating on by a certain date as it begins to get cold then remember to do so. Failure in this respect will lead to irate phone calls from cold and miserable tenants rather than delighted ones.

Another way to oil the landlord/tenant relationship wheels so that they turn nicely is to be very clear about what you expect from your tenants and what they can expect from you. This will banish confusion about such matters and make apartment renters feel at ease in the knowledge that they are on track for getting their deposits back when their tenancy is up.

If you are renting out a building with communal areas that you are responsible for taking care of then keeping the paintwork fresh and the areas clean will put your renters in a good frame of mind.

Keeping communal telephones emptied so that they don't overfill with coins and stop working will be appreciated, as will the occasional fresh bunch of daffodils set in a vase to mark the coming of springtime and a shared Christmas tree when the festive season arrives.

If you provide any amenities then being sure that they are current proficiency wise and always in good working order, will result in satisfaction for renters who realize that they can rely on you to be a considerate landlord.

Some apartments have electricity meters installed which you will be in charge of having emptied. Where this is the case it is polite to arrange a convenient time in which to carry out this task. Or at least to specify a set time well in advance so that the renter has sufficient notice that someone will be coming into their apartment.

On the occasion that a renter telephones you with an issue, even if you think that they may be wrong, it is best to hold back and just listen to what they have to say and then to check out the accuracy of the details given of the problem.

This ensures that you don't accidentally make a mistake and misjudge a renter. It also means that renters will see you as an honest and trustworthy person whom they are glad to have the pleasure of doing business with.
