Many home buyers look for neighborhood specification along with home criterias.
The number one neighborhood specification is School District. THis could be for several reasons. Maybe that they are from that specific area and want to keep elementary school age children in the same school, yet move to a larger or smaller home, maybe the rent in a school district and want to keep their children in the same schools.
Another reason is school curriculum programs. Public schools have different choices of special studies. In the public school system, home buyers may want to take advantage of a specific school's curriculum for their children.
Either way you look at it, working with a buyer to purchase a home in a specific neighborhood for reasons such as school, work, family, is a common request from a buyer.
Other neighborhood specifications is distance of travel to work, public transportation, shopping, access to interstate high ways. This is what we call mileage specications in a purchase of a home. This is simple to determine for a buyer just buy accessing the MLS (Multiple Listing Services) and taking their home criteria matches and using sources like Google Mapping or Mapquest. A Realtor needs to understand that many buyers are serious about travel time and transportation and need to work with them in providing them source information from property to distance of travel.
A real estate professional must show all buyers all neighborhoods that meet their specific written requirements for reasons of schools, jobs and distance. The bottom line decision of where to purchase a home that meets a buyer's criteria is the buyer's decision.
