To keep this home viable as well as profitable, you decide that renting it out is a good decision. After all, the rate of foreclosures are hitting this country in record numbers.
Not so fast, there are things that you need to consider. Whether or not to hire a Property Manager for your rental can be a daunting and difficult choice. The pros and cons of this decision circle your mind. I will direct you to some information that will undoubtedly help you make the right choice.
The most obvious negative to hiring a Property Management company is cost, or so you would think. A good manager can in fact save you money and headaches. Eliminating the task of dealing with the complaints and problems that can occur. So let's unravel this decision one step at a time.
Let's start with assuming you are going to hire a Property Manager. Here are the pros.
Choosing an agent or agency is critical. By selecting a Property Management Company you essentially eliminate most of the conflicts that can arise. They handle the whole enchilada! If possible pick one that has been recommended by other multiple property owners. Property Managers conduct the interviews and do credit checks on perspective renters, saving you the time. A good Property Manager listens and adheres to your guidelines, length of rental agreement, no smokers, no pets, etc.. They advertise the property and acquire and review the perspective applicants. This is a tedious task that saves you an enormous amount energy.
"The toilet is running!" "The roof is leaking!" "The doors won't lock!" "The carpet needs replacing!" " The sink drips!"
You know the drill.... and it's 2:00am!
When you need a maintenance man or licensed contractor.
Many agencies will have a list of reliable and licensed contractors that they use to perform repairs. We all know how mind-boggling finding the right contractor for the job can be. Property Management firms have already done the dirty work for you. They know the contractor and his reputation and rates. This will save you a huge amount of time and trouble. The agent deals with the hassle and informs you of its progress. Usually the agency keeps back a certain amount of the rent check for a maintenance fund. "No worries mate!"
