Tax consequences of mortgage payments

We all know that Uncle Sam is delighted when we take on a mortgage and thus become home owners. Why? Well "the proof is in the pudding" as the old saying goes. You just need to take a look at the mortgage interest deduction gift, which has been played out by the Internal revenue service for years and you will see. Uncle Sam smiles so big when you invest in property. And why shouldn't he? You're doing the budget a great favor! You're rotating revenue and gaining them interest.

Having a mortgage is all well and good if you comprehend the principles of this. Yet managing a mortgage is more involved that simply paying your fees. Indeed there is the benefit of a great tax return, but experts will warn you that you must be aware of the tax rules and thus play your cards right when involving yourself in prepaying the principal, as well as refinancing your loan.

Roxanna Pletchan who is a certified financial planner with Lassus, Whereley & Associates located in New Providence NJ says that mortgages are a great financial tool. She states that it is a great tax benefit when you own a house.
One must take into account that as a whole, mortgage tax regulations look great, seem harmless, and seem to be so clear and simple. Yet they are often far from simple and far from being uncomplicated. Therefore one must take the following issues into account.

"When buying a home, you can take out a loan for up to $1 million and deduct the interest," says Thomas Langdon, a professor of taxation at The American College in Bryn Mawr, Pa. What many do not realize, is that they often are paying way more than their neighbors when it comes to mortgage repayments. It pays to investigate these areas.

"Generally, points paid when you obtained the mortgage are going to be deductible, even if they're paid by the seller," says Sandra Raiter, a tax analyst with the tax preparation firm Jackson Hewitt Inc. of Virginia
