When dealing with mortgages it is not an easy task, especially if you have no prior knowledge of the mortgage industry. It is easy to look in the yellow pages, online, call a friend or someone you know that has a mortgage. The bottom line is that you have to deal with someone you can trust. Many people in this industry are trying to make their next pay checks. I believe the industry is changing rapidly to the dialer system, which will allow many loan officers to receive more contacts, less foot work, and many companies are offering salaries along with commission.

With that in mind, I believe a company offering their loan officers a salary plus commission can dedicate quality time to supporting their clients' needs. With this the clients are able to get more focused attention, placing the client in the proper mortgage that would benefit the client for either their immediate needs or their future concerns.

If the loan officer is too worried about if they will be able to pay their bills next month, the loan officer is more apt to place the client in a (i.e. 2 year fixed and a 15-30 amortorization loan. Not realizing that the client is near bankrupt. Retired and on a fixed income has lived in their home for over 25 years and would probably benefit from a reverse mortgage program)

Personally I would recommend buying a book (i.e. Mortgages for dummies), to gain as much information on the mortgage industry. Calling about three companies I found online and if that wasn't enough, then I would find three more until I was comfortable and knew that the company I chose was knowledgeable and willing to help with my needs as a client and not there personal gain as a loan officer.
