When making an offer on a home, there are several things you will want to take into consideration...
The first, obviously, is can you afford it?
Since most homes are bought with borrowed money, this may not be as great a consideration as you would think - so talk to your banker, and see if something can't be worked out.
Another consideration is location. Remember, you may want to resell at some point, and you don't want your home to sit on the market to0 long.
Is your home convenient to schools, shopping facilities, and doctors offices?
What about parks, or driving ranges?
Do you like the home enough to spend several years there, at the least, or the rest of your life, should it come to that? Don't just settle for any old home - get busy finding your dream home NOW!
Is the asking price as low as the seller will go? Your real estate agent is required by law to accept any reasonable offer made, so if you think you can get it for less, make an offer.
Once the seller has accepted your offer, sit down and iron out the details over coffee, or a lunch. Closing a deal should be an enjoyable process, and nothing to be afraid of.
Remember, you are not the only person in the market for a new home;
so don't dilly-dally - make an offer NOW if you've found your dream home.
