What is a Realtor?

Do your homework before hiring a realtor! A realtor is a person who you authorize to act as your agent in the buying, selling or negotiating of real estate. A realtor must be a member of the National Association of Realtors (N.A.R.). But a real estate agent isn't necessarily a member. All Realtors are bound by the Code of Ethics and Standards of Practice set by the N.A.R.

A Realtor
Legally bound to protect the interests of their client
Treat both sides fairly, honestly and with integrity
Be accountable for all that the client entrusts to them
Be Loyal
Honor confidences
Be skillful, reasonable, knowledgeable, & up-to-date in their field

A Realtor For a Buyer
Explains all details used in the transaction and home inspections
Informs the Buyer of any discrepancies about the property
Pledges their allegiance to the Buyer
Discusses with the Buyer their wants & desires
Searches all avenues for possibilities not just what they have listed
May advise to seek legal advice
Aims to please
Finds the lowest priced properties possible fitting your needs
May recommend an Agency Agreement for your safety

A Realtor For a Seller
Will recommend a Listing Contract to be filed
Acts in your best interest
Knows the proper marketing areas for your type of property
Seeks to elicit qualified buyers
Seeks the highest possible selling price
Negotiates for you with the Buyers

In conclusion, a Realtor is more legally bound to act in your best interest than a real estate agent. Know your agents' qualifications first, then decide.
