Tips for setting up a budget for your move

Moving house is expensive and people who are telling you otherwise are not realistic or telling you the truth. However, you can minimize the costs. Don't be rushed and do a lot of research. Compare prices charged by different companies, from solicitors, estate agents, removal firms and do not be afraid to ask for break downs of charges and do not forget to argue prices. There is competition amongst solicitors, estate agents, banks, building societies, removal companies and, unless you ask, nobody will offer you a better deal. Make also sure that prices quoted are written quotations and include VAT and any other forms of taxes and read carefully the agreements before you sign anything. For instance, when you agree a price with your estate agents, be absolutely certain what that price or percentage includes. You could have a nasty surprise if, when settling the final bill, you found out that advertising costs were an extra. The same with your removal companies, obtain at least 4 or 5 quotes and compare what each company is offering. Don't just look at the charge, look at what is included, such as packaging material, wrapping service, etc... Try to move during the week, instead of during the weekend. Friday and Saturday moves are always more popular, so are charged at a premium.

Of course, to reduce your costs you can decide to do a lot of the work yourself, but be careful that could be a false economy. In the UK, you do not need a solicitor to make the transaction legal, but frankly consider, have you the knowledge and time to do your own conveyancing? You might decide not to use an estate agent and save yourself 1.5% to 5% of the value of your property. I would say it depends on the location and type of property you are selling. If your house is a bit unusual or is on a main road and easily seen/found, advertising your house yourself using local newspapers and a couple of Internet sites, might be a sound way to save you several thousand pounds. You can also decide to do without a removal company, rent a van and have friends to help you. But again, consider the practicality of the move. How far are you moving to, how many journeys will you need to make, what will be the cost of buying wrapping material/boxes, how much will a meal/drinks for your friends cost you.

You can save yourself money, but overall do not cut corners and do not underestimate the cost of moving. Be practical and enjoy the moment when everybody has left you and you are on your own in your new home.
