Guide to the best ski resort to call home in California

California has some of the best ski resorts in the world, and its only natural that more and more people are beginning to move there. Living on a ski resort can be an investment too, since resort real estate works differently than other forms of real estate. Property values are on the rise and there hasn't been a rise in foreclosure rates, despite the opposite occurring in the rest of the country. This may be the result of property owners who use the area as a second home, not full-time permanent residence. No matter what the reasons are, Lake Tahoe is one of the best ski resorts in California to reside.

Lake Tahoe is divided into two areas; north shore and south shore. Of the two, the north shore is the best deal though the area is known for having more ski bums than other parts of the state. The north shore with cities like Truckee and Tahoe City, are full of ski fans who spend a good portion of the year just waiting for the first snow. The upside of this is that this ski/resort town, has more full time residents. Other ski resort towns are often populated by part-time residents who only spend a few weeks there each year. That's not the case with the north shore.

The north shore, and the city of Truckee is a great place to live. This old fashioned town was built around the railroad, and still uses its sense of history to create a funky little haven. The locals welcome in the visitors who bring commerce to the town, and you can often see both tourists and residents mingling at a downtown caf or restaurant. And while living in Truckee, its only a short drive to Tahoe City, with its somewhat less expensive businesses and places to rent equipment.

Whereas the south shore is known for its casinos, parties, and younger crowd, the north shore is a more adult experience. Apres-ski is marked by locally owned restaurants and bars, and easy going crowds. The south shore is the tourist trap with theme restaurants, and cultural icons like the Hard Rock Caf, but in the north shore, the focus is on local businesses, and an easy going spirit. The area has a small town feel with a population of under 5,000 but still has big city luxuries. There are fantastic restaurants serving meals featuring locally grown foods and locally produced wines. Not to mention the skiing in the area.

Homewood Mountain Resort is a local favorite, and less known to tourists coming to the area. This small resort has great views, rarely any crowds or lines, and great powder. The resort has some challenging trails, and recently finished an area across the mountain for beginners and intermediate skiers. Or head off to Alpine Meadows where lift tickets are priced at $25-44. The resort is home to the Tahoe Adaptive School. Locals can also take advantage of the amenities provided at Squaw Valley USA, site of the 1960 Olympics.

South shore is an excellent place for skiers and outdoor winter sports lovers, with nearly 400 inches of snow on average, each year. The season runs from November to March, and once the tourists leave, the city belongs to the residents. Imagine skiing down the slopes in 45 degree weather. That's entirely possible, and likely for many south shore residents. Better yet, housing rates in the south shore area are very affordable for most families, with some houses priced below $400,000. If you love skiing, and are looking for a home in California, consider buying in Lake Tahoe's south shore area.
