The question of whether or not a house is haunted is not an easy one to answer. Many individuals think because odd things happen in their home that it automatically means that the house is haunted. In reality it means odd things happen in your home.
As the founder and director of Spooked Colorado I have investigated many would be haunted places and several places that I know to be haunted. The Stanley Hotel in Estes Park for example. Defiantly haunted. The Deputy Warden's House at the Colorado State Territorial Prison in Canon City, some legit activity which needs more investigation as well as the Prison Museum on the property. And then there is the 130 year old Victorian that I lived in for several months in Downtown Colorado Springs. All of these places and many others I have visited have activity that is considered unusual, out of the ordinary or even down right paranormal but not all of them can be considered haunted.
There are several things to consider when investigating a haunting. The history of the building, location of the building, outside and inside influences on the building. For example if a home is prone to have the "shakes" even though there are no earthquakes in the area you may want to consider if it sits near a railway line, on a fault line or if there is significant damage to the foundation that could cause sinking or listing of the structure. Even more important how close are you to the airport and the flight path of incoming and outgoing aircraft. Even small private airports can cause houses miles away to shake.
Cold spots can be explained away by drafty windows, improper insulation on door fixtures, outlets and vents. High levels of electro magnetic fields can cause the sensations of extreme paranoia, the feeling of being watched, headaches and nausea often reported with paranormal events. However those same fields could be what is attracting your visitors from beyond since it is a common belief in the paranormal research field that "ghosts" need energy to manipulate their surroundings and are attracted to areas with high EMF activity.
Before any conclusive evidence of a haunting can be taken into consideration all of these and many more outside factors or debunking theories should be put to the test. Essentially you need to find out what the activity is or is not. When all other methods of science fail to prove the existence of a probable outside cause then the paranormal must then considered.
