Preparing your house for sale is probably one of the most heart-wrenching, disruptive, and unnatural things you will do to your home. But, to make that sale and hand over the keys for your asking price (and sometimes more) is worth it in the end.
Here are some of the things that we learned. They are not going to be easy, but I would strongly recommend them:
1) Do not approach an Estate Agent until your house is ready for viewing! You must remember that their wages are largely based on their sales. They are blessed with the gift of persuasion and can easily get you to sign on the dotted line so they can quickly get in potential buyers. That's the last thing you want. Be patient. Prepare your home first.
2) The first thing potential buyers will see as they approach your house is the exterior. Its visual presentation is also extremely important. It must be attractive and pleasing and give an overall impression of space. Make an impact right from the start.
a) Repair all damages. The last thing a buyer needs is the thought of spending yet more money on repairs.
b) The exterior paintwork needs to be bright, yet neutral. Remember, your choice of colour might not be everybody's cup of tea. Try to keep the shade somewhere between the whites and petals, nothing too dark or gloomy.
c) If needed, re-paint wooden window frames, doors, fascias, and even gates.
d) Tend to gardens, clean the driveways and remove stored junk/items.
e) Clean door and window glass outside and inside.
f) Give garages the same attention.
3) The above basic principles also apply to the interior of your house.
a) Go through one room at a time and clear out, or put in to storage, any items (pictures, ornaments, excess furniture, etc.) that you won't need. Keep only the essentials and make sure that these are displayed/stored neatly. It is essential that rooms appear spacious and fresh. Absolutely no clutter!
b) If a room needs to be redecorated then take the time to do it and remember to use the brighter colours only. Try to maintain colour balance from room to room.
c) Ensure all electrical points, lighting equipment and bulbs are in good working order and fitting well (not hanging off or exposing wires, etc.). If you need to get a qualified tradesman to repair these things, then do so. It will be worth it. You must not forget that there will be potential buyers who might have young children
d) Cupboards, wardrobes, drawer chests and other fitted units - especially refrigerators
