First impressions really do matter! That first encounter, and the impression it creates, is often the deciding factor in whether or not your house sells quickly. The goal of curb appeal is to show off your house at its best and to enable potential buyers to see themselves living there. Try the following ideas and take notes as you go.
*Take a Second Look
We usually don't see the things we are accustomed to, so try to see your house with new eyes, as someone passing by for the first time might see it. Go house hunting yourself, make notes of your first impressions, and apply these to your house.
*Make Photos
Often we see things in a photo that we have missed in person. When taking your photos be sure to get morning and evening shots. Have friends and co-workers look at them and ask for a truthful critique. Put your photos on your PC to view them through the eyes of potential buyers. The Internet is now where most home buyers are shopping first.
*Front Doors and Windows
Front doors and windows are critical areas. The front door is the main focal point. Paint, polish or clean; do whatever it takes, even if you must replace them. Are the panes clean both inside and out? Are the shutters hung properly and in good repair? Are the screens in good shape?
*Paint and Power Washing
A new coat of paint or maybe power washing will make your house much more appealing. Mildew stains under faucets, on walks, or behind shrubs are a real turn-off, and can easily be cleaned. If you think you don't have the time to paint, remember this: a prospective buyer may not have the time either and they have the option of going elsewhere while you may not. What if this was the one great offer you would have received?
*Check the Roof
If you have a leak it should be fixed and documentation available to show to buyers. Some buyers will not be interested in a house that needs new roofing even if the price reflects this. They do not want to deal with the mess or the hassle.
*Check the Gutters
Gutters should be hung properly and clean of leaf and other debris, with downspouts properly attached to the structure. If they have caused a washout effect at their base, a quick fix could be something as simple as large rocks placed to diffuse the water.
*Check Fences and Gates
Gates or fencing should be freshly painted or cleaned of cobwebs and dirt. Any weed- vines should be removed as well as dead remains of any past growth. Gates should open and close smoothly and latch properly.
