Tips for selling your house for a better price

Pricing Your House Right

Finding the right listing price for your home can be tricky. You want to get what it's worth, but you don't want to turn away potential buyers with a price that's too high. What's a seller to do?

First, check out what other houses in your neighborhood are going for. Your realtor can get you a comparison listing of every property that has sold (and not sold) in your area for the last year. But, remember, this only a starting point for figuring out the best selling price for your home. Here are a few other things to consider:

What You Owe. Call your current lender and find out exactly what it will cost you to pay off your current mortgage, equity loans and lines of credit.

What It's Really Worth. Determine Your Houses True Value by hiring a professional appraiser.

What It's Going To Cost To Move. Estimate Your Selling Costs. They may surprise you. Don't forget to include real estate commissions; advertising, attorney or closing fees; inspections; prorated costs for insurances, taxes, fuel tank rentals, etc.; excise taxes for sale; additional professional costs and closing costs determined by your local and state government when determining your true selling costs. Ask Your Realtor for a complete list of sellers costs before heading to the closing table. Next, estimate the cost to get into your next home. Again there will be a list of closing fees, plus moving expenses. Utility hook-up fees, ,loan costs, down payments and more.

Now that you know what it's going to cost you to sell your house, you'll be in a better position to price it right for the market and for yourself.
