FIVE SIMPLE STEPS TO HOME STYLING
If you want to increase the number of offers on your home, increase the price and minimize the time from viewing to "sold" you should really keep on reading.
1. Target your possible buyers
What type of home is it and who would it suite best? For example, if your home is a one bedroom apartment it is probably one person or a couple how is the most likely buyer. If it is a large villa it would probably be better for a family or a couple with family plans. It is important that you know who you are adjusting the styling to. You do not want to attract the wrong buyers because they would not bring you the highest bid or come with a quick decision. By targeting the correct buyer from the start you do not waste any time with unnecessary viewings or phone calls.
2. Highlight the good and "hide" the bad
Think about what the best things about your home are and what the less good things are. Remember what made you buy your home. For example, if the apartment is small but have a very modern and newly renovated kitchen; you want create space, preferably paint the walls in a light colour and make the kitchen the centre of the apartment. Decorate the kitchen very cosy and do not let it be just a place for cooking.
If the apartment has few windows, do not cover them but make them visible. Maybe even put flowers besides the windows to bring the outside inside and make them even bigger. All homes have good and bad sides, just highlight the good and "hide" the bad.
3. Limit furniture and private decorations
The next thing you should do is start to move out some of the furniture and personal things from the home. That does not mean that you should leave the home empty. We tend to gather a lot of things during the years and to much plotter and furniture makes the home look small. We want the house to look spacious and big. Personal decorations make the people that come to the viewing feel like they are in someone else's home, which is exactly the opposite of the feeling we want to create.
If you have a gigantic kitchen table; take it away and put another one there in the meanwhile. Free up walls and empty out storage. Have thing very organized to create the feeling that it is easy to keep it that way.
4. Don't be afraid to invest some money into styling the home
Repaint the home in light neutral colours where it is necessary; do not keep wallpaper with fire trucks on them. Rent some furniture if the home looks empty. If things are broken, fix them. Make the home look like it ready to move in to. Make sure that there is sufficient light all over the house, even it the closets and bathrooms.
5. Create an environment that gives people ideas
You do not want the people that view the home to feel like it is your home. You want to create and environment that is neural but still warm and alive that gives people ideas. For example, put in textiles in different colours to brighten up colour on textile never bother buyers because they know they can change it. Put in plants, bowls of fruit and candles. Give the home scents.
Well, maybe all this is easier said then done but just use common sense. Do not over do it or under do it. Think about what made you decide and try and remember the feeling. Give that feeling to the viewers it's as simple as that. Good Luck!
