How to decorate and stage your home for a quick sale

There are many things that have to be done while showing your home, your Realtor will be quick to tell you all about what needs to be done. Before you even bring your Realtor in, you should consider some of these ideas, save yourself some time.

If you have bright green walls in the living room, bright pink walls in your daughter's bed room and a dark purple bathroom, the first thing you need to do is paint! Paint every room in your house a neutral color. White, off white, beige, cream, these are all good color choices that will add value to your home.

Eliminate clutter! People want to live in a place that is big enough for them and all of their things. If you have limited counter space in the kitchen, and you have your toaster, coffeemaker, blender, and crock pot all piled up in the small space, you need to take it all off. Give the illusion that it is bigger than it is. Remove everything from the refrigerator doors, desktops, coffee tables, nightstands, put it all away.

Clean! Start packing items that aren't used often, clean out your closet, pack clothing that is out of season. Take out the Christmas paper, organize your shoes, make it look bare. The more "space" that is in the closet, the bigger the selling point. You will have potential buyers opening closet doors, cabinets, garage doors, and outbuildings; they need to find clean space. Sweep, mop and vacuum your floors. Rent a steam cleaner or hire a professional cleaning service to clean your carpets. No one wants to think about the price associated with replacing carpets right after they buy a home.

Take down all of your precious family pictures. Walking into a house with lots of family pictures makes buyers think they are putting you and your family out of a home. Try to make the buyer picture your home as their own.

Light some candles, bake an apple pie and make a pot of coffee, these scents remind people of home, and it will help you sell your home.
