Landlords: Using the Internet to find tenants

The lazy Way to Letting

Nowadays using the internet to find tenants could not be easier. Assuming the landlord has uploaded a decent set of photographs to show the rental property looking its best and an apt and accurate description is supplied, then the enquiries from potential tenants should come flooding in.

It may be your best bet to arrange a block viewing if several people respond to the advert at the same time; this allows the landlord to whittle down the numbers and sift out the time-wasters so they can arrange a second more intensive interview later on for the most suitable candidates. This saves on going to show the property on an individual basis every time you have an enquiry.

Using internet advertising sites is fairly simple and straightforward although most reputable sites will have their own set of strict guidelines the advertiser must adhere to. Some sites offer free advertising and others do not. It is best to opt for several different sites so that you will be assured of some response to your advert and your property will not be standing empty and losing you money for very long.  

The rental price should be set as a fair and reasonable representation of rents in the area, allowing a bit of variation for the individual condition of the property.

In your advert you must also state the amenities in the locality as well as describing the property itself. Potential renters will need to know where the nearest schools and shopping areas are located and which rail and road links are nearby.

Most sites will have a ‘help’ section where you can enquire about certain aspects of your advert and the whole process need not be daunting or complex. You will be able to make changes to your advert whenever you wish and delete it or place it in dormant mode when you have found someone suitable to rent your property.

You should do an online search to gauge what the best sites are and these are likely to be the ones that are ranked highest in any search. Also as a landlord it would be wise to register with online landlord information sites that will usually provide links to the best advertising sites. This will cost you nothing and will supply you with a great deal of very useful up to date information that landlords should know about.

Using the internet to find tenants really is a lazy way to letting but then that is what the internet is there for, to make life that little bit easier and put us in touch with the right people.
