How to stage your home and sell it faster

In order to sell a home fast, you must help buyers imagine themselves in your home. Making your home appeal to different types of buyers is also essential for a fast sale. So, how do we make those two things happen in your home? Here are a few inexpensive tips that will have you on your way to selling your home fast!

The Exterior

The exterior of your home is a buyer’s first impression of your home. Curb appeal is a must. Make sure your lawn is cut and flower beds or landscaped areas have fresh mulch. Mulch with a red or dark color will make your front yard stand out. If your yard is not landscaped you need to take a few hours on a weekend and hook your house up with some fresh flowers, shrubs, and maybe some brick pavers for flower bed edging. Over grown plants and trees will turn people away; on top of having to move, home buyers do not want to have to do a ton of yard work to get their new house up to par. If your home has a front porch, clean it up and, if it has the space, place some patio furniture on it. You can find some old patio furniture and clean it up with at least a coat of paint and maybe new cushions. Put away any children’s toys and find a new place for those items you put on the porch that just do not belong there. If the exterior of your house is dirty, you can pressure wash it to make it look clean. You can do this with stone, stucco, or vinyl siding. If your house exterior is stucco or painted you may want to consider a fresh coat of neutral color paint. Pressure washing stucco or a painted home can cause the paint or stucco to peel off so be sure if your house is painted to consider this before pressure washing it. You can rent a pressure washer from your local home improvement store.

The Interior

I know you don’t want to do it again, but if the wall color in your house is too rich and bold you are going to have to paint your walls a neutral color. Colors that are considered neutral are warm and light, such as a light cream or a light brown color. Also, if you have white trim in your home you should add a new coat of white paint to help freshen up the look of the rooms. If your trim is finished wood, keep the wall color an off white or white color to make the detail of the darker trim stand out. Furniture is a must, even if you have to rent it for a month or two while you have home showings. If you don’t want to rent furniture you can borrow from friends or buy old furniture and fix it up.
