There is a lot to remember when trying to sell your house. Buying the property was probably one of the biggest investments you have ever made and when you sell you want to make good on that investment. In order to make sure that you get a quick sale at a good price follow these tried and tested tips.
Don’t keep too much of your own furniture in the house. Move some of it out into storage to increase the floor space and create a good impression of size in your house. This may be less convenient for you but a potential buyer will usually react more strongly to their impressions than the cold hard facts. Knowing the floor space of a room and seeing it in all its uncluttered glory are two different things.
Rearrange the items you keep in the house. A house for sale should look like a blank canvas. Few people arrange their furniture and possessions in a way which shows off the size of their rooms, they arrange things for the efficiency of their own lives. When selling a house it’s important to make every room look ordered, neat and arrange it to suit the flow, size and light of the room rather than your way of life.
You’ve cleaned your house from top to bottom inside but what about outside? Make sure that your garden and driveway is tidy and well presented. If you don’t it will make the buyer think that these tasks are unmanageable.
Any structural problems with your house will either be visible or show up on survey. Many less experienced buyers will be put off and more experienced buyers may negotiate your price down over these issues. Consider spending money on fixing any unsightly or worrying problems. At the very least have average quotes ready for the buyer about how much problems would cost to fix.
Offer fixtures, fittings and white goods in contract or for a reasonable additional consideration.
Be upbeat and positive when talking about any problems. A bit of research will help you reassure buyers about any changes that would need to be made to the property.
Get the kitchen ship shape. Most buyers want to see a relatively modern kitchen fitted out in neutral taste. Even if someone loves your house they could be put off by knowing they would have to redo the kitchen straight away.
