10 tips on how to sell your home for a better price
Bank Owned properties, Short Sales and vacant homes sitting on your block! It can seem very scary when you want to sell your home in this market. Knowing your home will be compared to the current sales in your area can be especially alarming.
Don't anguish over these negative influences. There are steps you can implement to bear a better price for your home.
1. Hire a Realtor or real estate agent. Working with someone who is knowledgeable with the current market and your area is key to protecting your investment. An experienced Realtor or real estate agent will help you with proper price guidance, marketing your home and will work in your best interest.
a. Real estate Multiple Listing Service (MLS) is one of the number one ways to market and sell your home. When hiring a Realtor this service should be available to you.
b. Strive to find a Realtor that will uniquely market your home. To make your home stand out against the masses e.g.: Have your Realtor use something other than the front of your home as a main marketing picture. Choose something esthetically pleasing and different, that will stand out to buyers.
2. Price your home correctly. Hiring a real estate agent will take help narrow this down. Even if your home is beautifully upgraded it will ultimately be levied against comparable sales in the area.
a. Beware not to price your home to high. Often times home owners will price their home high thinking "let's see what we can get" or "maybe someone will offer more". This can lead to longer market time and price reductions, which could send a signal to potential buyers that there could possibly be something wrong with the home. This mishap often times will lead to a lower sales price on your home.
3. Have stunning curb appeal. This is a very key factor. Many of the bank owned homes and short sales often look neglected. The front of your home is what brings buyers through your front door. If a buyers pulls up in front of your house and it is not well kept than, the likelihood of them driving away can be very high. This is also important when buyers are driving neighborhoods looking for homes. Your curb appeal will often determine buyers' level of interest in your home.
a. Have the yard cleaned free of weeds, dead vegetation and trash.
b. Remove oil stains and marks from driveway.
c. Sweep sidewalks and driveway of debris.
d. Have exterior of home clean and appealing including: paint, window
