How to start a property management home business

What is a property management business?  It is a business dedicated to running other people's rental properties.  It could consist of apartments, duplexes or huge complexes.  A property manager must handle all the maintenance, rental applications and be very good with tenant relations.  Half of the job of the manager is handling tenant problems tactfully.

Starting your own property management company is easier that you think. It can be done simply at home with a dedicated phone line, some yard signs and a few business cards. Some have started their own business with less than $50 and only the experience of running their own apartment investment experience. The opportunity is there for you and anyone who is willing to be their own boss.

In any job, the end result desired is to be financially independent of a boss. To be the boss and have freedom to do what ever you want and when ever you want. Opening a management company is a "Piece of Cake." Simple in the beginning to get started and maintain Independence with a few guidelines along the way.

Investing in Properties:

To fully understand how to be a manager, it is wise to be a property owner and manage your own building for several months or a few years, before you invest money in a new start up business. Once you have accomplished the art of how to rent apartments and the procedures involved, then the new management business will have a larger chance of surviving. It is not necessary to be an investor first, but it helps.

The other scenario is to have worked as a property manager on site of some apartment complexes. After a few years of knowledge, you will be ready to start this simple business. Having a real estate license will help you even more, as you will have access to the MLS and be able to list all the properties for rent on a local board. This listing is free and every agent in the area will know of the listing.

As a Realtor also you can purchase your own investment property and keep the commission yourself. Many property managers do go on to own their own Brokerages and handle both managing and real estate in one office. Keeping all the commissions yourself helps to make "YOU" a rich person.

How to Begin:

1. First you need a place to begin the business in your home. Having one room set aside for the running of the business would be great. You will have peace of mind and a place to handle the phone calls and paperwork.

2. Go to the city and obtain a business permit and check
