The cost guide to building your house. The general thought of building your very first house is scarry to say the least, so lets see if we can shed some light on the subject.
We are going to assume that you already have your blueprints, to your house. The next step that you are going to want to do is to start getting bids on each phase of work to be done. If you have hired a general contractor he will be in charge of this. However lets say that you as the homeowner wishes to be in charge of the project.
You will need to get a MINIMUM of 3 estimates(bids) in the following areas.
1)Excavation-Land Clearing-Disposal of Trees etc.-Grading.
2)Footings-Dig your Footings-Concrete-Drain Tile
3)Foundation-This is your Brick Mason they will also do any related brick work on the house.
4)Carpenter-For Framing-They will build your house.
5)Electrician-They will wire your house.
6)Plumber-They will install all of your plumbing,Tubs,Pipes,Sinks ETC...
7)Drywall Company-Try to get a Drywall Company that will hang & finish your Drywall.
8)Trim Carpenter-They will do all your Interior Trim Work.
9)Flooring-Contrary to what anyone might tell you there are Companies that will do ALL OF YOUR FLOORING. Carpet, tile, hardwood ETC..This is recommended to cut down on COST and having to deal with to many Subcontractors.
10)Painter-Find you a painter that is capable of doing all of your painting,staining,interior,exterior ETC...
11)Roofer-I recommend that you use th Architectural shingles and not 3 tab shingles.
12)Siding Mechanic-They will install all of your exterior siding.
13)landscaper-they will take care of all your Grass,Trees,Shrubs ETC...This is recommended MAKE SURE YOU GET A WARRANTY/GUARANTEE SERVICE CONTRACT that way if anything dies they will replace it at their cost.
14)Concrete Finisher-for your Garage,sidewalks ETC..Most likely your footing subcontractor can do this.
15)Asphalt-For your driveway-Unless you are going with concrete.
As you can see there are alot of areas to consider. that is why most people hire a General Contractor. However you should always have a good idea of what is going on.
There is a general rule of thumb in pricing. Take the total cost of the house you are having built. Divide that into the Total square footage of your house, this will give you your price per square foot.
