Tips for selling your house for a better price

In every block with houses for sale, there will be one that makes more money than the rest - no matter that they are similar properties with similar layout and facilities. So what is it that makes one stand out from the crowd and attract the better price?

First things first. Before choosing a real estate agent, you must do your bit to ensure your house is presented in a way that will attract top dollar. Obviously it's counter-productive to spend thousands before selling your house, but you can update it and make it appealing without it costing a fortune.

You may love your purple bedroom, but many prospective buyers will hate it. So rule number one is to redecorate in neutral shades. It doesn't mean your house will look bland; you can add interest and colour with your furnishings and objects.

Carry out any repairs. Missing light-bulbs, sticking doors, blocked gutters and dripping taps will make your house seem uncared for.

Does your house have curb appeal? A lot of viewers won't bother going inside if the outside isn't attractive. Does your gate work smoothly? Does your front door need replacing or repainting? Are your pots of plants dying on their feet? Does the garden need weeding? Make sure the outside is neat, tidy and welcoming.

One of the most important rooms in the house, especially for women, is the kitchen. If it's old-fashioned or even, horror of horrors, grubby, then you will have to fix it if you want an above average price for your house. You don't have to completely replace the kitchen; you can paint the doors and fix new handles to update it. You can retile cheaply. You can clean it from top to bottom and sling out the clutter. People open cupboard doors and they don't want to see rusting cans and greying spices. When it is clutter-free, arrange a few tasteful objects on the counters - a wooden bowl of fruit, some kitchen-related paraphernalia - but be sparing. Quality, not quantity, is important.

The bathroom too is important. Take a look at specialist magazines and websites to see what's in and what's out. At the moment, colored suites put off many people. You may need a new white suite. Look around for the best price. Again, clean the bathroom thoroughly and declutter. When you have a viewing, make sure you put out your best fluffy towels.

Declutter the whole house and make sure it is sparkling clean. De-personalize it and remove family photos and souvenirs. Buyers want to be able to imagine their own objects and furniture in the house.
