What to do before you sign an rental property lease

There are definitely things you should do before you sign a lease for a rental property. Do you know what they are? Many apartment hunters quickly sign leases, and then find out down the road, some of the things they should have looked for before they signed on the dotted line. This can make your life not only miserable, but, you will only find yourself depressed, and moving again after your lease ends, running like a bat out of hell! Here are some common sense things to look for before you sign your next rental property lease.

Before you even look at the rental ads, decide what you want. Do you want a big 100 unit complex, a smaller 6 flat, or a house? Is a balcony important? How many bedrooms do you need? How many bathrooms must you have to be happy? If you have kids, is it in the school district you need? Budget is a consideration. Make a list of what is really important to you. Apartment hunting is really hard and frustrating. Prioritizing your needs will help reduce many unnecessary appointments. Ask questions over the phone, so you can eliminate properties, and not waste your time.

Upon your first visit to the property, check all appliances and plumbing. Flush the toilet, check the water pressure, look at the ventilation, are the vents clean or clogged with dust? Are the lighting fixtures and fans working? Is the stove gas or electric? Who pays the utilities. Is heat included? Is it gas or electric heat? If it is electric, you will be paying a substantial amount for heat. In cold climates this can be thousands of dollars per year, and this may be a deal breaker! Where will you do your laundry? Check out the facilities. Are they clean? How much per load will it cost you to do your laundry? How many units rely on the two washers and dryers? Will you have to fight to do the laundry? Some condos have washer and dryer facilities available in-unit, this may be an amenity that appeals to you!

Examine obvious details about the dwelling. Question the agent if things are not right. Will these items be repaired before move in day? Does the carpet need replacing? Can I get new carpeting? Negotiate, ask for what you want and see if the agent or landlord is willing to accommodate you! The last thing you need on moving day, is to get ready for that much needed shower, only to find out there is no hot water, or poor water pressure.
