Furnishings are important not only for functionality, but, if chosen well, they can add a lot to a room. Similarly poorly selected pieces will detract from the feel, and may need to be replaced sooner as a result.

The top furnishings need for a first time home buyer are:

1. Appliances. Both in the kitchen and laundry area. Pick pieces that are not only functional, but will look good, and will last a long time. Look for the energy efficiency of each piece and consider how it will be used now, and in the future. A growing family will need a bigger laundry machine in the future, so why not get a full sized one to start? Many new refrigerators have functions people ten years ago had not considered. Ask yourself if these functions are ones you may want or are simply additional expenses. Finally pick dependable brand names, ones that have been around for a while and are known for reliability.

2. Large Accent Pieces. Although it may seem odd that these would be so high on a list, that is because if picked out early they can aid to the harmonious look and feel to a room. These can be anything from decorative area rugs, large plants, to art work. Accent pieces will establish a grounding theme for the room. Although these are not as usable as other pieces, like your bed and sofa, they are just as important. Other furniture items should be coordinated to pick up a color or tone from the main piece. Smaller accent pieces may be added later.

3. Bed. Most of the emphasis is placed on finding an attractive bed frame and headboard, but do not over look the mattress. Sleep represents 1/3 of our average day, and will have an impact on how we feel for the day itself. Saving money by buying a cheap mattress is not worth it if it means you have a sore back and many sleepless nights. After selecting your appliances, make sure you get the best mattress you can afford. Other bed room furniture can be selected to match the bed, based on space.

4. Sofa and Chairs. The seating in the public rooms of a house should be friendly and inviting. Make sure you pick durable pieces. Do not get so stuck on keeping furniture so perfect that it cannot be used. If you select a sofa or chair set that is going to require protection every time somebody wants to sit down, you may as well not have it, because people will not feel comfortable. Try finding fabrics that not only hide the dirt, but ones that will stand the test of time. Your sofa will be a dominant part of the room you put it in,
