Finding good tenants is one of the first options on the table. If your property is vacant you have to find ways to get them advertised in the rental property section of newspapers. A community newspaper is a good source to advertise your property. Today the Internet is considered as an important advertising strategy as well, because many potential tenants also browse the Internet in search of rental property. Also use referral methods, ask friends and business acquaintances to refer tenants to you if they know any one interested in renting..

One of the important steps to consider when renting your property is to consider how and what basis you would qualify tenants for occupancy. Often a credit check of the applicant would provide you with lots of background information regarding tenants payment history. The goal here is to look for tenants with good rental history; job. and ability to pay their rents. This will help you in leasing your property to individuals who may likely become good and stable tenants.

Meet Tenant's needs on a timely manner

Now you have found your tenants, the big responsibility on your part now, is to do all it takes to keep them happy. Respond to tenants needs on a timely basis. Satisfied tenants would be around for a long time, non-satisfied ones would move before you know it.

Keep property well maintained

Properties often require upkeep from time to time. As a maintenance manager, you must make sure that your management property is well kept at all times. Keep your lawns well manicured. Include physical exercise facilities if possible. These days many people are interested in their physical self and good health. Well-maintained properties project an image of good management as well, and may attract more good quality tenants.

To meet your tenants needs on a timely manner, you must have a handy list of reputable maintenance companies in the area. You need good and reliable plumbers, the plumbing problem is very common in rental properties and often occurs with little warning. Make sure you have pest control companies, which offer good service. Insect or roach problem will drive your tenants away from your rental property. If your goal is to keep your tenants happy, follow these guidelines and you will have happy tenants who may bring you more tenant referrals.
