Simple tips for preparing your house for sale

Preparing your house to sell it can be a stressful experience, in particular if you are in a situation where you need to sell it fast. Fortunately there are several things you can do yourself to help make your house sell faster. Here are some simple tips to help you through the process.

1. Determine what to price the house
Setting a price for the house is not as trivial as it sounds. If you set it too high, your house may have trouble selling, yet you don't want to undervalue the house either. The best thing to do is to get the help from an experienced realtor to compare prices of homes in the area that are similar in size and location to yours. Be careful not to be unrealistic as to how much the house is worth. Also remember that most buyers will counteroffer with a lower prices, so budget that into the listing price.



2. Give maximum exposure to the house
You next will want to give your house proper exposure, after all no one will buy the house if no one sees it. List the home online at the Multiple Listing Service so that real estate agents of potential buyer's will be more likely to show your home to clients, and prepare to hold several open houses.

3. Clean and depersonalize the house
Whenever a potential buyer enters your house, they should be able to imagine living there. To help make this happen, pay attention to every thing down to the small details. Clean the house so that everything is spotless from the inside out. Remove any clutter in your closets and garage, as buyers will often open them up to look inside. Depersonalize the house as much as possible by putting away personal items such as photographs, as these will make the potential buyers feel that they are visiting someone else's home, rather than their own. Consider each room individually and ask whether it the colors are coordinated, the room appears inviting and looks like a showroom. You can also consider professionally staging your home to make it look perfect. The cost of the staging may end up being irrelevant by helping to make the house sell quicker and perhaps at a higher cost.

4. Offer potential buyers and their agents incentives
You can also offer extra enticement to buyers, such as offering to pay the closing costs, offering to leave any furniture or appliances that they like behind, or offering to pay for replacement carpets. Finally you can offer a bonus to the buyer's real estate agent.

It can be a daunting task to try to sell your home. Consult with a recommended realtor and do all of the extra things that you can think of to make your home stand out. Be optimistic!
