Should you use a real estate agent when buying new construction?

When you are ready to purchase a home most people use a Realtor, they come in handy to help find existing properties and you really need one to see the inside. Using a Realtor is the model most of us use to purchase a home. That is unless it is new construction. You do not need a Realtor to see the models of new construction. Most new construction have model homes to view and salespeople who are more than willing to show you them. So why would you use a Realtor?

Representation, representation, representation, if the key to purchasing a new home is location then the key to buying a new home is representation. Almost no one would buy a home without a lawyer, but a lot of people will venture into the realm of new construction without the use of a Realtor. In fact, many buyers will use a Realtor to look at existing homes but very few will use a Realtor to buy new construction.

Realtors have a wide knowledge base and have been through the process. A real professional Realtor will know what questions to ask you in regards to finding the best place for you and your family. Do you really want to trust a salesperson that represents the builder giving you vital information about the area and the property? An independent Realtor will have an unbiased view of the deal and the areas that you are about to live in.

If you really want shade trees in your yard, new construction may not be the way to go. Purchasing mature shade trees can cost in the hundreds of thousands of dollars. You can grow your own, but you would have at least a twenty year wait for shade.

New developments do not have any character and you do not know what type of neighborhood you would be buying into. You can drive around an existing neighborhood and get a feel for the atmosphere. A Realtor can answer questions about amenities of the area types of schools and livability issues that you may want to know about. A salesperson from a builder may be giving you a marketing talk that is designed to make you want to buy in the development no matter what your preferences really are.

Realtors are not lawyers but they can advise when to see a lawyer and what to ask before you go and sign something that is not in your best interest. After signing a contract, you have only a limited number of days for attorney review. Your Realtor is a paid professional who will in control and make sure you take steps to protect yourself. Your Realtor is looking out for your best interest.

On the face of it, you may think that a Realtor for new construction is not needed. But would you want to make one of the biggest decisions in your life without the benefit of a trained and professional Realtor. The choice is yours.
