How to landscape to sell your house

A homes first impression starts at the curb and a home for sale needs to start the sell from the minute a prospective buyer pulls up. An unkempt yard may signal a lack of care and maintenance that may potentially go beyond the lawn. Go further than a potted plant and plan your homes first impression. Color and neatness will speak volumes so prep before you post the sign.

There are four areas to remember in landscaping to sell, clean up, shape up, maintain and set the tone.

Clean up-

Trim dead branches off trees. Cut back overgrown plants and bushes making sure they don'tblock sight lines or windows unless intended for privacy. Rake up dead leaves and debris. Put away personal items, trampolines, gazing balls and remove old equipment/out of order fountains, swing-sets etc. Don't leave the broom, shovel, and bikes sitting in the yard. Pull up or kill the weeds. A yard full of dandelions will say needs work. Sweep, wash down sidewalks, driveways, etc. for a tidy look.

Shape up-

Shape bushes for consistency when there is a series, edge sidewalks and the sides of driveways. Make sure gates are operable, oil hinges and touch up paint on sheds or other exterior items that may be neglected over time. If you have a pool, make sure it shows crystal clear, if the hot tub is looking rugged, take it out. Roll up the hose and stack firewood neatly. Make sure retaining walls appear solid.

Maintain-

Water the lawn, and keep mowed and trimmed. Keep pictures of your blooming landscaping for showings if past season.

Set the Tone-

If the landscape is barren the home will miss the mark on an appealing welcome. There are many cost effective plants to fill in areas needing something extra. Consider where potential buyers will be viewing the yard. As they drive up, walk up to the entryway, from windows and as they walk out onto porches or decks. Green views are always a hit with buyers.

Create your own green views with potted plants, hanging plants or window boxes at the entryway for a welcoming ambiance. Put a couple of palms or ferns on a porch, deck or by walkways. Plant something in general viewing areas for that green appeal. Hostas and Impatient flowering plants are very nice for shady areas. Geraniums and Day Lilies for sunny spaces give an inviting splash. Add fresh mulch to beds to add a finished look and many cities off free mulch from tree trimming to keep your costs down. For larger landscaping areas, group a series of three bushes for a fuller look. Hydrangeas will add a dramatic touch or ornamental grasses can be an inexpensive alternative. If you have a porch or a deck, enhance the idea of outside rooms and add a table and chairs. Entice people to want to sit awhile and enjoy the yard. Your welcoming effort will be sure to start the sale.
