Las Vegas, Nevada, the city of lights, the city that never sleeps, and now the city with low property prices. Las Vegas has had its hand in the real estate market for quite some time and it wasn't until recently that the prices dropped below the national average. In the past year we have seen a drastic change in the value of homes on the market in the area, this change is a 37.2% drop from April of 2008. So, if you are looking to move to, or buy a home in Las Vegas now is the time. Let's take a look at a few communities in the area.
In the Cultural Corridor area you will find the famous style of California Bungalows lining the streets with not much room between neighbors. There are also no lawns; however, strategically placed palm trees do provide some shade where it's needed. Currently there are 94 homes for sale in this area and with prices averaging $99,191 now is a great time to invest in this community. Schools in the area are plentiful; there are 30 elementary schools, 6 middle schools, 4 high schools and 8 other educational institutes both in the public and private sectors. This gives family a great choice on the education the children will receive.
Huntridge is another community that has felt the pain of the recession with prices dropping 42.9% in the community. Good news for home buyers is that there are now 188 homes for sale just in the Huntridge area alone. The average price of homes on the market today is $113,519. The houses in this area, again are the California Bungalow style, however, we do see more space between lots and a few lawns in the area. The schools in this area include 24 elementary schools, 4 middle schools, 8 high schools and 13 other types of educational institutes.
In the Tule Springs community we step away from the Las Vegas we know and into a suburban setting. The homes are on a larger scale with more space on the lot for lawn area or a pool. The styles we see in this area are more of a modern Spanish colonial with stucco exterior walls; we also see a type of home that resembles the rancher style. These types of homes are created in such a way to help air flow and to utilize natural earth properties to help cool the interior of the home. The educational choices in the area of Las Vegas include: 10 elementary schools, 2 middle schools and 1 high school.
Overall, with the recession fully underway now is the time to purchase a home in the Las Vegas, Nevada area. Prices are down and the number of homes available is high.
