Tips for selling your house when you really need to
It can be quite daunting to try to sell your home, especially when you are in a situation where you really need to sell. Here are some tips to help get an offer on your home even in the worst of times.
Set the house price correctly
One important thing in selling a home is to price the property correctly. While this seems obvious and simple, it is amazing how many people misprice their homes. With the help of a realtor, compare prices of homes in the area that are similar to yours. Don't be unrealistic as to how much the house is worth. Also, be prepared to lower the price, because most buyers will put in an offer for less than the listed price.
Clean and depersonalize the house
Each potential buyer that enters your house should be able to imagine living there. To make this happen, you need to pay attention to every thing down to the small details. Keep everything spotless from the inside out. There should be no clutter even in your closets and garage, as most buyers will open them up to look inside. You should also depersonalize the house as much as possible by putting away items like photographs, as these will make the potential buyers feel that they are visiting someone else's home, rather than their own. Consider each room one at a time and ask whether it is color coordinated, inviting and looks like it could be used as a showroom. If you need to move out before the house sells you should consider professionally staging your home. The cost of the staging might turn out to be irrelevant since it can help to make the house sell quicker and possibly at a higher cost.
List the property to give it maximum exposure
It is also important to give your property as much exposure as possible. By listing your home online, such as at the Multiple Listing Service, real estate agents of potential buyer's will be more likely to show your home to clients.
Offer potential buyers and their agents incentives
You should also be prepared to give extra enticement to buyers by offering to pay part of the closing costs, offering to leave any furniture or appliances behind, offering to pay for replacement carpets, or offering a bonus to the buyer's agent. Anything extra that you can help to set your house apart from other houses.
It can be terrifying to sell your home in desperate times. Consult with a good realtor and do everything extra that you can think of to make your home stand out above the competition.
