Being a landlord is not an easy task. If you are considering becoming a landlord and think that you will make money month after month without lifting a finger think twice. Landlords do work and they work hard too. If you do not seem to like the idea, then give up renting or hire a property management company that will take care of your apartment and your tenants for you.
Landlords need to work hard in order to keep the tenants happy. However, there are also very simple ways to keep tenants happy. All it really takes is to get in their shoes and think as a tenant. Would you like a bossy landlord that tells you not to this and not to do that and that threatens to kick out tenants for the smallest reasons? No, for sure.
One of the best ways to keep tenants happy lies simply in showing the tenants deliberately that you care. Give them a call every now and then and ask them if everything is OK. They will appreciate this immensely. When they inform you about something that needs fixed, get it done promptly. If you are a handyman, if feasible, drop everything and lend them a hand. If you need to hire a handyman, try to get him to get there as soon as possible.
Ensure that the problem is taken care of and follow up to ensure the problem no longer exists. Tenants also appreciate those little extra things that makes their home look great. Landscaping, by trimming those little twigs off the bushes or getting rid of weeds for them is a great way to make them appreciative.
Most tenants appreciate also upgrades to the home. For instance, installing central air or central heat will heat the home better. While this may be costly, landlords save in the long run. The property gets more value and tenants move in happy. Any improvement done also that allows the tenant to save money is a sure great gift.
When new tenants come let them find a nice welcome card on the counter or better, a gift basket. They will appreciate it enormously. Send Christmas cards and if you allow pets, think about them too. If you really want tenants happy, allow pets in your home or apartment if feasible. Pets are like family nowadays, and if the idea makes you worry, think that human kids are more likely to do damage than a pet.
Keeping renters happy is more than a way to ensure they stay in your home. It is an investment, because happy renters are more likely to stay longer and if they must leave, they may refer you to their friends looking for a place to stay. There are many things that as a landlord you may do to help tenants stay happy. Just think of yourself as a renter and become the landlord you will like to have. It is just as easy as that.
