Remodeling projects which focus on visual appeal, quality results, and energy efficiency will increase your home's value. However, market analyzers are now advising against investing thousands of dollars in a new kitchen or complete bathroom makeover. In fact, the homeowner's percentage of return on these investments has dropped from a high of 76.1% in 2006 to a 67.3% in 2008.
This does not mean you should scrap your remodeling plans. It does mean homeowner's are wise to invest their remodeling funds in specific areas which increase their home's value while providing the greatest return on their investment.
1) Siding
Siding replacement often increases a home's value. In addition, homeowners can recoup 83 to 150 percent when they sell their home. The most popular siding materials are fiber cement, vinyl, and foam-backed vinyl.
2) Windows
Remodeling professionals can upgrade your outdated windows with new wood or vinyl replacements. This will boost your home's value, improve its energy rating, and you can expect to get back 83 to 100 percent of the cost if you sell.
3) Kitchen Remodel
Often a kitchen upgrade increases your home's value. You usually recover costs up to 85 to 100 percent when you sell. Upgrade to raised-wood panel cabinet door and drawer fronts. Replace laminate counter tops. Install a new sink and faucet. Upgrade your flooring. Paint trim and replace wall coverings.
4) Bathroom Remodel
Updating an aging bath will elevate your home's value and bring an 85 to 100 percent return if you sell. Replace fixtures. Re-do wall tile. Install a new toilet. Replace an existing vanity with a two-sink model. Install a lighted recessed medicine cabinet. Put down tile floorings. Update wall coverings.
5) Landscaping
Quality landscaping can also boost your home's value. Landscape contractors can show you where to focus, what plants are suited to your area, and how to achieve an aesthetically pleasing result. Mature trees, alone, can elevate your home's value 2 to 9 percent.
6) Green Friendly
Consider green remodeling projects. Insulation. Windows. Weatherstripping. Caulking. Energy efficient appliances. Many power companies offer rebates to help defray the costs. Furthermore, with the growing interest in green' and energy efficient' homes, this can increase your home's value.
7) Minor Projects
You may not need a contractor for all your home improvement projects. Even small revisions can increase your home's value. Many homeowners can:
*Repaint - interior and exterior - and update wall coverings (keep your colors neutral)
*Dress up an entry or repair a deck
*Install new bathroom and kitchen fixtures
*Upgrade to new energy efficient appliances
*Update cabinet hardware
*Install new fireplace doors or mantel
*Modernize light fixtures
