When considering a home improvement there are a number of factors that need to be considered. As a licensed general contractor and designer for over 25 years I have seen many projects, though executed well in a timely manner, that did not pencil out. Typically, if you are planning on selling your home within five years major renovations (unless the property is in poor condition) or additions are not generally going to pay for themselves in this time frame let alone add value. Of course there are exceptions and a remodeling professional will be indispensable in assisting with that determination. Below are some simple guidelines for time vs. cost vs. return for projects:
(These are guidelines only. Consultation with professionals is recommended.)
IF YOU HAVE RECENTLY PURCHASED A HOME AND ARE PLANNING TO MOVE IN 5 YEARS OR LESS:
1) Repair all exterior wood/siding/stucco.
2) Begin remediation of landscaping. Lay out a clear cut plan with a professional and do the work in stages.
3) If the fencing is old wood replace with vinyl. If the wood is in good shape tune up with a top quality stain/sealant or paint.
4) Consider replacing roof if more than 15 years old. Keep a sharp pencil.
5) Replace front door if it is looking worn or out of date.
6) Replace all light fixtures, switches and plugs. Replace plug and switch covers as well.
7) Replace wood garage door with new metal roll up door. Don't scrimp on opener.
8) Replace carpeting and flooring. Shop wisely. Use a well referenced professional for installation.
9) Consider refacing/ professionally painting kitchen cabinets. Do not replace cabinets unless absolutely necessary. Budget buster.
10) Replace bathroom vanities, tops and faucets. Have tile around tub/shower professionally cleaned and regrouted if necessary. Install new glass tub/shower doors. Replace mirrors, medicine cabinet and all trim. Buy best quality budget allows.
11) Replace interior doors/jambs with new.
12) Replace all door trim and base moulding.
13) Replace windows/sliding glass doors with vinyl retrofit dual pane units.
14) Prime & Paint exterior and interior of home. Use at least two but no more than three colors.
HAVE RECENTLY PURCHASED A HOME AND AM PLANNING TO STAY AT LEAST 10 YEARS:
Add/Change to above items:
1) Consider a complete kitchen remodel. Stay realistic on cost. Do not overbuild for neighborhood.
2) Include tub and tub surround replacement in bathroom remodel. Preferred materials granite or marble.
3) Consider first floor addition. Pencil out all costs before proceeding. Include all permits and fees in your calculations. Verify these costs yourself. What effect will this have on your property taxes?
HAVE LIVED IN THE HOME FOR 5+ YEARS AND AM PLANNING TO SELL IN 5 YEARS OR LESS:
Some of the items already spelled out you may have to do just to bring your home up to current neighborhood standards. A remodeling professional can help steer you along the path to maximize the return on your home improvement dollar. Typically an addition is not cost effective.

Turn your home into the castle you deserve. Rely on remodeling professionals and designers to bring your project to life. Take the time and use professionals to design exactly what you desire. Take the time as well to find the perfect contractor for you. Nothing will turn your and your loved ones lives upside down as major construction in the home, but since you have done your homework and hired professionals that share your vision you can enjoy the adventure.
