When considering home improvement projects, you will want to think about which remodeling projects will increase the value of your home. The things that you can do to get the most return on money spent are; improving curb appeal, updating the kitchen, remodeling the bathrooms. For a moderate return on your buck, look into updating/adding decks, replacing windows w/energy efficient ones, and the addition of a bathroom (especially in homes with only one bath).
When considering improving your curb appeal, you need to look at your home from the other side of the street and try to see it with a stranger's eyes. As people can be biased about their own homes. Fix the things that you would find unappealing if you saw them in someone else's yard. If your deck or porch is outdated, worn, or non existent, you will want to look into adding this to your home as it can improve curb appeal and increase value.
Kitchens are a huge factor in a home, a lot of time is spent there, and it seems that lately people prefer an open kitchen so that when someone is cooking they can still interact with the family. If you have a kitchen that is not open you may want to talk to a contractor or remodeling professional to see if your home would be able to support changing the kitchen to an open one. Updating appliances and cabinets can also have a huge impact on the value of your kitchen.
Bathroom remodels are great especially for master bath's as many people want a relaxing almost spa like experience when they are in their master bath. If your home does not have a master bath you may want to see if one can be added. Many people prefer a seperate tub and shower in the master bath along with double sinks. However, if there is only space for one of these things, the double sinks in most cases will be a safer bet for added value.
Now, while these things will help increase the value of your home, different areas and different housing markets all have different things that are worth more. So you may want to contact your local remodeling professions, contractors, and/or real estate agents to discover which projects are worth more in your area. There are also remodeling and home improvement social networks on-line that may be able to give you advice that is more directed to your exact home and situation.
