The way to prepare to buy a house is save, save, save. Then pay off as much debt as you possibly can. You need to shop around to get the best rate you can find consequently lowering your monthly payment or note. The more you put down the more you will lower your monthly payment.
In almost all of today's interest rates the prime lending rate is factored in with calculating
the rate such as fixed, variable, income-sensitive, etc... So be aware of what the prime interest rate is when you get serious about your purchase.
Unless you're rich, you will have to save your money for the down payment, furniture you need, and getting the utilities turned on. This can be costly. Then check out the property on a rainy day to make sure it's draining well. See if the house has got sufficient water drainage such as gutters and that there is no standing water in the yard.
Make a checklist of all the things you would like to inspect. Then go to the house with the seller and bargain over what they will fix and what you will accept. Needless to say you will be better prepared if you check out the air compressor and the heating unit.
If all things are within reason, then put it in writing and get an inspection of the property done and you and the seller sign the bill of sale. The purchase should be recorded immediately at your county tax assessor office and the taxes due should be paid in full.
A deed should be issued by the residing attorney Clear title shall be issued on the property after a title search has been done.
Finally, change your address at your post office to your new address. Cancel or change any newspaper deliveries you may have. You may have to have some hired help to move in your new place. All of this should be done in a day or two.
For safety's sake you may want to have a burglar alarm installed. Remember the police are here to help so make use of them.
