There are a number of ways to increase the selling price of a house. These can include having interior makeovers, and taking steps in making the house more presentable and aesthetically pleasing to the prospective buyers of a house. One way is potentially not setting a ridiculously high price for the house in the first place.
Upon my experience the best way is to create a great first impression from the prospective buyers and viewers of the property being placed on the market for sale. It is really simple in knowing that tidiness and cleanliness sell. Things like presenting the house with a well mowed lawn and a garden without clutter. Weeds and poor attention to all areas of the garden are factors where viewers would be put off buying a house, and this in turn would give them an excuse in reducing the asking price of the seller. The seller should take all reasonable steps in ensuring that the garden area is maintained to a high standard. Buyers will be put off paying the full asking price is weeds and dusty poorly maintained areas of the house and garden are seen. It creates a negative impression also on the seller.
Inside the house is a critical area, in that viewers of houses do not like to enter into a cluttered, dusty or dirty house. Some may visit these poorly maintained houses out of curiosity, though in allowing such a low standard of care to the home, this in turn sends out instant signals to prospective buyers that the house potentially requires work and a full and thorough clean up. Days before my previous house got sold, upon each viewing inspection from prospective buyers involved a systematic clean and tidy up of the house. Dust and marks on the kitchen are simply not acceptable.
Presentation counts a great deal in achieving a good selling price, as buyers want to move into a clean and tidy house and to get the impression they are moving into a nice and cosy home for themselves, or their family. Arranging the furniture and other items around the house to make the place look more presentable as a house viewer wants to see an image of how they are going to fit into living in the house. Poor presentation and not taking into account the previous factors identified earlier is simply a recipe for disaster.
Where repairs in fixtures and fittings and in the decorations should also be made prior to allowing house buyers into the house for viewings. The buyers will instantly recognise that this job and that area needs fixing and the asking price will also be reduced accordingly. All in all.
