Selling a house can be a daunting task. However, if you are prepared for the legalities, and negotiation, selling it yourself may be an option. It is important that the details of your listing are presented to as many potential buyers as possible. The internet is a popular place for potential buyers to search for homes and you will find that on-line posting will give you listing the visibility it needs.
Craigslist.org is one of the most popular classifieds sites on the internet ranking at #8 worldwide in English-language page views. They offer a community based service and most postings are free to place. Available in over 500 cities, and 50 countries, they receive over 10 billion page hits a month. Craigslist is the perfect place to sell your house.
To post your ad you need to access www.craigslist.org. Select the city nearest your location from the list on the right side of the page. Select "Post to classifieds" and follow the step by step instructions provided on how to post. Include a clear description of your home. Be accurate, honest and descriptive. Supply details on items such as square footage, number of bedrooms and bathrooms, condition, recent upgrades, neighborhood features, amenities and parking. When determining price do some research. What are similar homes in your neighborhood houses selling for? Post a realistic price. What makes your home stand out from others for sale? Include photos of both the inside and outside of your property. Buyers like to view photos prior to making a trip to view the home.
It should take approximately 15 minutes for your advertisement to appear on Craigslist. Once it appears be prepared to respond to any inquiries and make that sale! Classified ads stay on Craigslist from 7-45 days, depending in which city you are posting. Details are available on the Craigslist site.
Prior to showing your house to prospective buyers, prepare it for sale. Clean, clean, clean. Clear out any clutter and most personal items. Keep safety in mind when posting any personal information, such as phone number or address, in your advertisement. When you are showing the house be sure to have a friend with you. Craigslist has detailed information on avoiding fraud. Read over their suggestions. Research real estate law in your state and be prepared with appropriate documentation.
Have fun! Enjoy the challenge and earn yourself a few extra dollars!
