Replacing your roof

Roofing is typically evaluated during a general home inspection performed for the buyer. Between sales however, homeowners typically do not consider the condition of their roofing until raindrops are falling indoors.

Considering extensive damage that a roof leak can cause, a visual inspection should be performed at least once every ten years, especially for asphalt shingles. Inspection should also be performed after storms with very high wind speeds. Knowledgeable homeowners can perform the inspection, although a qualified roofing professional should be considered.

Roofing Materials

If inspection shows that new roofing should be installed, homeowners may be surprised to learn that there is a variety of roofing materials available other than the "standard" asphalt shingle. These materials can provide greatly increased lifespan and dramatically improved appearance.

In addition to cost, selection of the most appropriate roofing material requires consideration of other factors, including lifespan and climate conditions. The following materials can be used for residential roofing;

Clay or concrete tiles

Condition and Strength of Roof Framing

If the weight of new roofing is significantly greater than the weight of existing roofing, thorough evaluation of existing roof framing must be performed to determine if reinforcement may be required. Basic inspection can usually be performed from inside attic space, if available.

Ventilation and Insulation

Adequate ventilation and insulation of spaces between roof sheathing and ceiling below must be provided. Remedial work may be necessary if the house was originally constructed without adequate ventilation or insulation.
